This study establishes and validates a robust methodological framework to improve construction project delivery in Nigeria through the application of 4D Building Information Modeling (4D BIM). The research directly addresses chronic industry bottlenecks, including severe schedule delays and limited digital integration in project planning and delivery processes in traditional planning. While BIM has gained significant global traction, its transition into time-linked (4D) project controls remains profoundly underdeveloped within the Nigerian construction landscape. Using a mixed-method case study design, this research utilizes the Mabushi Residential Development Project in Abuja as its empirical foundation. By compiling Project drawings, structural data, baseline schedule data, site observations, progress documentation, photographic records, and stakeholder input, a parametric 3D model was developed and dynamically linked to the construction timeline within a 4D simulation environment. This integrated model served as a predictive workspace to examine construction sequencing, identify spatial-temporal conflicts, assess planning logic, and compare traditional planning with 4D BIM-supported planning. The operational value of the 4D BIM framework was measured against key performance indicator, including schedule variance and construction duration optimization. The comparative analysis reveals that 4D BIM-enabled planning markedly improves timeline visibility, mitigates sequencing risks, and compresses schedules by an optimization potential of approximately 14 working days. Under this approach, schedule variance flattened from a severe -12.0% under traditional planning conditions to a manageable -3.1%. Finally, the study outlines systemic adoption barriers unique to the Nigerian market, such as high software acquisition costs, infrastructure deficits, technical skills gaps, and the lack of a formalized national BIM mandate. The research concludes that 4D BIM is not merely a visualization tool, but a practical project-delivery methodology capable of improving planning transparency, construction sequencing, stakeholder coordination, and project control in Nigeria’s construction industry. To accelerate industry-wide adoption, the study recommends institutionalizing structured BIM training, launch-pad pilot projects, and clear national procurement standards.
