Тема выпускной квалификационной работы: «Управление экономической эффективностью объектов недвижимости на намывных территориях мегаполиса». Данная работа посвящена исследованию экономической эффективности объектов недвижимости на намывных территориях мегаполиса. Задачи, которые решались в ходе исследования: 1. Выявление и изучение факторов, влияющих на возможность создания и развития намывных территорий. 2. Изучение и описание объектов недвижимости Василеостровского района и обзор проекта «Морской фасад». 3. Перспективы и угрозы развития недвижимости на намывных территориях. Планы развития транспортной, коммерческой и социальной инфраструктуры в рамках реализации проекта «Морской фасад» 4. Обзор застройщиков и жилых комплексов, создаваемых и проектируемых в локации намывных территорий Василеостровского района. 5. Изучение факторов, влияющих на стоимость жилья на намывных территориях. Изучение вопроса инвестирования в недвижимость 6. Экономическая характеристика предприятия «Группа ЛСР» 7. Прогнозирование реализации проекта ЖК «Морская набережная». Диссертационное исследование проведено на материалах предприятия ЗАО «ЛСР-Базовые»: результаты деятельности компании «ЛСР» в области добычи и продаж песка и гравия, данные финансовой отчетности ГК «ЛСР» за 2018 год. Проведён анализ финансово-экономического положения ГК «ЛСР», описана рыночная конъюнктура и дан прогноз развития объектов недвижимости на намывных территориях Васильевского острова Санкт-Петербурга, выявлены факторы, влияющие на экономическую эффективность использования данной территории. В работе сделан прогноз реализации объектов недвижимости ЖК «Морская набережная».

The dissertation research was carried out on the materials of the company LSR-Bazovye CJSC: the results of the activities of the LSR company in the field of production and sales of sand and gravel, the financial statements of LSR Group for 2018. The analysis of the financial and economic situation of LSR Group of Companies was carried out, the market situation was described, and the development of real estate objects in the alluvial territories of Vasilievsky Island in St. Petersburg was given, factors affecting the economic efficiency of using this territory were identified. A forecast is made of the sale of real estate objects of the residential complex «Sea View» in this work.
