В рамках данного дипломного проекта была разработана проектная документация на строительство высотного здания бизнес- центра и определены условия и эффективность применения информационной модели, как инструмента для отражения текущего прогресса строительства и увеличения продаж недвижимости. Задачи, поставленные в ходе разработки исследовательской части дипломного проекта: 1. Выявление способов применения BIM-модели на этапе строительства. 2. Проведение опроса среди крупных организация-застройщиков, с целью определения широты использования информационной модели при продаже недвижимости. 3. Проведение опроса среди потенциальных покупателей на предмет их заинтересованности в возможностях, которые предоставляет информационная модель объекта строительства. 4. Определение требований к информационной модели как к инструменту для отражения текущего прогресса строительства и увеличения продаж. 5. Создание BIM-модели в проектируемого здания соответствующей уровню проработки, необходимому для передачи в отдел продаж недвижимости. В результате работы выполнен проект высотного здания бизнес-центра согласно заданию на проектирование. Кроме того, информационная модель здания доведена до уровня проработки LOD 400: предусмотрена отделка всех помещений объекта и получены спецификации с объемом материалов работ, разработаны узлы соединения элементов конструкций и армирование несущих элементов здания, выведены спецификации материалов. Определено, что использование BIM-модели эффективно не только на этапе проектирования и строительства, но и для развития клиентоориентированности застройщиков и увеличение продаж недвижимости.

Within the framework of this diploma project, the project documentation for the construction of a high - rise building of a business center was developed and the conditions and effectiveness of using the information model as a tool for reflecting the current progress of construction and increasing real estate sales were determined. Tasks set during the development of the diploma project: 1. Identification of ways to apply the BIM model at the construction stage. 2. Conducting a survey among large organizations-developers, in order to determine the breadth of the use of the information model in the sale of real estate. 3. Conducting a survey among potential buyers for their interest in the opportunities provided by the information model of the construction object. 4. Define the requirements for the information model as a tool to reflect the current progress of construction and increase sales. 5. Creating a BIM model in the designed building corresponding to the level of development required for transfer to the real estate sales department. As a result of the work, the project of a high-rise building of the business center was completed according to the design assignment. In addition, the information model of the building has been brought to the level of LOD 400 development: the finishing of all the premises of the object is provided and specifications with the volume of work materials are obtained, the joints of structural elements and the reinforcement of the load-bearing elements of the building are developed, the specifications of materials are derived. It is determined that the use of the BIM model is effective not only at the design and construction stage, but also for the development of client-oriented developers and increasing real estate sales.
