Тема выпускной квалификационной работы: «Проект многоквартирного жилого дома в составе малого населенного пункта». Адрес строительства: Вологодская область, р-н Вологодский, ул. Шоссейная, д. Шаньково. Предмет исследования – многоквартирный жилой дом. Цель исследования – разработать архитектурные и конструктивные решения здания, проанализировать целесообразность строительства здания. Для достижения целей решаются следующие задачи: 1. Разработка объемно-планировочных решений с учетом требований норм; 2. Расчет конструктивной модели здания, подбор сечений; 3. Анализ жилищного рынка Вологодской области; 4. Расчет приблизительной стоимости строительства здания. В рамках ВКР спроектированы объемно-планировочные и архитектурные решения с учетом расположения здания, пожарных норм, архитектурно-градостроительного облика. Произведен полный статический расчет модели здания в ПК SCAD Office 21.1.9.5 с последующим анализом результатов. По результатам расчета осадка здания и перемещения не превышают допустимых. Предварительная стоимость строительства многоквартирного жилого дома определена методом сравнительной едины по НЦС-2021. По информации из открытых источников была определена стоимость квартир в районе строительства. Анализ данных показал, что проект является экономически выгодным на предынвестиционной фазе, его дальнейшая разработка целесообразна. Результатом ВКР является готовый проект многоквартирного жилого дома в составе малого населенного пункта. На основе технического задания на проектирование были разработаны разделы: ПЗ, ПЗУ, АР, КР, ПБ, ОДИ. Приняты принципиальные решения по разделам: ПОС, ПМООС. Была рассчитана приблизительная стоимость строительства здания и проанализирован рынок недвижимости после кризиса 2020 года.

The topic of the final qualifying work: "The project of an apartment building in a small settlement". Construction address: Vologda region, Vologda district, Shankovo, Shosseynaya str. The subject of the study is an apartment building. The purpose of the study is to develop architectural and structural solutions of the building, to analyze the feasibility of building construction. To achieve the goals, the following tasks are solved:: 1. Development of space-planning solutions taking into account the requirements of the norms; 2. Calculation of the structural model of the building, selection of sections; 3. Analysis of the housing market of the Vologda oblast; 4. Calculation of the approximate cost of building construction. As part of the final work, space-planning and architectural solutions were designed taking into account the location of the building, fire regulations, and architectural and urban appearance. A full static calculation of the building model was performed in SCAD Office 21.1.9.5 with subsequent analysis of the results. According to the results of the calculation, the building's draft and displacement do not exceed the permissible limits. The preliminary cost of building a multi-apartment residential building is determined by the method of comparative unita. According to information from open sources, the cost of apartments in the construction area was determined. The analysis of the data showed that the project is economically profitable in the pre-investment phase, and its further development is expedient. The result of the final work is a ready-made project of an apartment building in a small settlement. On the basis of the technical specification for the design, such sections as the land plot plan, architecture, structural design, fire safety, and access for the disabled were developed. The approximate cost of building construction was calculated and the real estate market after the crisis of 2020 was analyzed.
