Работа посвящена исследованию характеристик процесса проектирования в сфере жилищного строительства с использованием BIM-технологий в части трудоемкости выполнения отдельных элементов процесса исполнителями, а также длительности реализации отдельных этапов (стадий) проекта. Задачи, которые были решены в рамках исследования: 1. Обзор и анализ научных разработок по исследуемой тематике. 2. Разработка оптимизационных моделей обоснования характеристик процесса проектирования объектов жилищного строительства. 3. Разработка и реализация на практическом примере методики обоснования характеристик процесса проектирования многоквартирных жилых домов в BIM. В ходе работы были исследованы основные процессы разработки проектной и рабочей документации. Разработанные модели обоснования характеристик процесса разработки проектов включают в себя модели монопроектов (проекты упрощенной структуры) и полипроектов (проекты сложной структуры с большим количеством участников), а также разработана модель с использованием стохастической оптимизации для учета основных рисков реализации проекта. На основе разработанных оптимизационных моделей создана методика обоснования характеристик процесса проектирования многоквартирных жилых домов в BIM. В качестве экспериментального примера для реализации методики выбрана стадия разработки рабочей документации, выполняемая параллельно архитектурным, конструкторским и инженерным отделами. По результатам реализации разработанной методики было определено, что значения расчетных характеристик соответствуют реальным условиям деятельности проектных организаций, что, в свою очередь, свидетельствует об адекватности и высокой практической значимости разработанного инструментального средства.

The topic of the graduate qualification work is: "Methodology for substantiating the characteristics of the design process of multi-apartment residential buildings in BIM”. The work is focused on the study of the characteristics of design process in the field of housing construction using BIM technologies in terms of the labor intensity in implementation of single elements of the process, as well as the duration of implementation of single parts (stages) of the project. Within the framework of the study were performed: 1. Review and analysis of scientific development on the subject of study. 2. Development of optimization models for substantiating the characteristics of the process of designing housing projects. 3. Development and implementation, on a practical example, of a methodology for substantiating the characteristics of the design process of multi-apartment residential buildings in BIM. In the course of the work, the main processes for the development of design and construction design documents were studied. The developed models for substantiating the characteristics of the project development process include models of monoprojects (projects of a simplified structure) and polyprojects (projects of a complex structure with a large number of participants); another model was developed using stochastic optimization to take into account the main risks of project implementation. On the basis of the developed optimization models, a methodology for substantiating the characteristics of the process of designing multi-apartment residential buildings in BIM was created. As an experimental example for the implementation of the methodology, the stage of development of construction design documents was chosen, carried out in parallel by the architectural, design and engineering departments. Based on the results of the implementation of the developed methodology, it was determined that the values of the calculated characteristics correspond to the real conditions of the activities of design organizations, which, in turn, indicates the adequacy and high practical significance of the developed tool.
