Данная работа посвящена разработке инвестиционного проекта по внедрению концепта Smart-отеля и анализу его инвестиционной эффективности. Целью работы является проведение всестороннего экономического анализа эффективности разработанного инвестиционного проекта на базе действующего отеля. Для достижения поставленной цели были решены следующие задачи: Проведена оценка организационно-правового положения организации. Сделан маркетинговый и конкурентный анализ. Дана оценка экономического состояния предприятия. Разработан инвестиционный проект по внедрению в деятельность компании концепции smart-отель.Определена ресурсная база для реализации инвестиционного проекта. Осуществлены анализ и оценка эффективности предложенного инвестиционного проекта. Работа выполнялась на базе отеля Courtyardby MarriottSt. Petersburg Center». В ходе работы были рассмотрены вопросы комплексной оценки деятельности организации, концепция smart-отеля как фактора роста конкурентоспособности общества с ограниченной ответственностью «ОТЕЛЬ УПРАВЛЕНИЕ», проведено экономическое обоснование и анализ эффективности инвестиционного проекта. Результатом работы стала разработка инвестиционного проекта внедрения концепции smart-отель и анализ его инвестиционной эффективности, по результатам которого, были сделаны выводы о востребованности проектного решения.

This paper focuses on the development of an investment project to implement the Smart Hotel concept and analyse its investment efficiency. The purpose of the work is to conduct a comprehensive economic analysis of the effectiveness of the developed investment project based on an existing hotel. In order to achieve the goal, the following tasks were solved: An assessment of the organizational and legal status of the organization.Made marketing and competitive analysis.Estimation of the economic condition of the enterprise is given. Developed an investment project to introduce the concept of smart-hotel in the company's activities. The resource base for implementation of the investment project is determined. Analysis and evaluation of the effectiveness of the proposed investment project.The work was carried out based on the Courtyard by Marriott St. Petersburg Center hotel. During the work the issues of complex assessment of organization's activity, concept of smart-hotel as a factor of growth of competitiveness of the limited liability company "HOTEL MANAGEMENT" were considered; economic substantiation and analysis of efficiency of investment project were carried out. The result of the work was the development of an investment project for the implementation of the concept of smart-hotel and analysis of its investment efficiency, the results of which were made conclusions about the relevance of the project solution.
