Данная работа посвящена исследованию методов реорганизации пришедших в упадок промышленных зон и разработке методики их редевелопмента на основе инфраструктурного анализа прилегающих территорий и анализа потребностей населения. Задачи, которые решались в ходе исследования: 1. Выполнить анализ существующих методов и подходов к редевелопменту промышленных зон и теоретических аспектов реновации; 2. Проанализировать отечественный и мировой опыт в области редевелопмента промышленных зон; 3. Разработать методику редевелопмента промышленных зон на основе инфраструктурного анализа и анализа потребностей населения; 4. Применить разработанную методику для анализа промышленной зоны завода АО НПО «Электроприбор-Воронеж»; 5. Разработать концепцию проекта редевелопмента территории завода «Электроприбор-Воронеж»; 6. Оценить экономическую и социальную эффективность предложенного проекта. В исследовании представлен обзор существующих подходов к редевелопменту индустриального наследия, выделены ключевые принципы, на которых основаны эти методы. Определены основные направления преобразования промышленных объектов, приведены примеры из отечественной и мировой практики реновации. Разработана методика, направленная на определение наиболее рациональных путей перепрофилирования производственных зон. Метод дает возможность учесть интересы жителей, инвесторов и государства, а также обеспечить интеграцию территории в городской среде. Разработанный алгоритм применен для анализа производственной зоны завода АО НПО «Электроприбор-Воронеж». Предложена концепция реорганизации данной территории, дана оценка эффективности проектных решений. Для достижения данных результатов в работе были использованы следующие информационные технологии, в том числе программное обеспечение, облачные сервисы, базы данных и прочие: Microsoft Word, Microsoft Excel, Autodesk AutoCAD, SketchUp Pro, Lumion, Adobe Photoshop, eLibrary.Ru, КиберЛенинка, ResearchGate.

This work is devoted to the study of methods for the reorganization of decayed industrial zones and the development of a methodology for their redevelopment based on an infrastructural analysis of adjacent territories and an analysis of the needs of the population. Tasks that were solved during the research: 1. To analyze the existing methods and approaches to the redevelopment of industrial areas and the theoretical aspects of renovation; 2. To analyze domestic and international experience in the field of industrial zone redevelopment; 3. To develop a methodology for the redevelopment of industrial zones based on infrastructural analysis and analysis of the needs of the population; 4. Apply the developed methodology to analyze the industrial area of the Electropribor-Voronezh plant; 5. To develop a concept for the redevelopment of the territory of the Electropribor-Voronezh plant; 6. Evaluate the economic and social effectiveness of the proposed project. The study provides an overview of existing approaches to the redevelopment of industrial heritage, highlights the key principles on which these methods are based. The main directions of transformation of industrial facilities are defined, examples from domestic and international renovation practice are given. A methodology has been developed aimed at determining the most rational ways to redesign production areas. The method makes it possible to take into account the interests of people, investors and the state and ensure the integration of the territory into the urban environment. The developed algorithm is used to analyze the production area of the Electropribor-Voronezh plant. A concept for the reorganization of this territory is proposed, and the effectiveness of design solutions is evaluated.
