Данная работа посвящена разработке эффективной программы управления торговым объектом, направленной на повышение его инвестиционной привлекательности. Задачи, которые решались в ходе исследования: 1. Изучение теоретических основ управления коммерческой недвижимостью. 2. Анализ текущего технического состояния объекта. 3. Анализ вариантов использования земельного участка как условно свободного (ННЭИ для пустого участка) и с текущими улучшениями. 4. Разработана программа продвижения объекта на рынке аренды и управления его функционированием. 5. Выбран и обоснован наиболее эффективный вариант использования объекта. Работа выполнена на базе открытых источников, аналитических обзоров рынка, учебной и нормативной литературы, а также данных об объекте исследования и его окружении. Использованные методы: анализ рынка недвижимости, доходный, затратный и сравнительный подходы к оценке, дисконтирование денежных потоков, модель Гордона, анализ чувствительности, метод Монте–Карло (анализ рисков), методы продвижения объекта на рынке аренды. При работе над ВКР использованы цифровые технологии пакета MS Office (Excel, Word, а также инструменты финансового моделирования).

The objective of the work is to develop an effective management program for a retail property, ensuring the selection of the most effective use option (MSU) for the land plot and existing improvements. This work is devoted to the development of an effective management program for a retail facility aimed at increasing its investment attractiveness. The tasks that were solved during the study include: 1. Studying the theoretical foundations of commercial real estate management. 2. Analyzing the current technical condition of the facility. 3. Analyzing the options for using the land plot as a conditionally vacant plot (NNEI for an empty plot) and with current improvements. 4. Developing a program for promoting the facility in the rental market and managing its operation. 5. Selecting and justifying the most effective option for using the facility. The work is based on open sources, market analysis, educational and regulatory literature, as well as data on the object of study and its environment. The methods used include real estate market analysis, income, cost, and comparative approaches to valuation, cash flow discounting, the Gordon model, sensitivity analysis, Monte Carlo method (risk analysis), methods of promoting an object in the rental market. When working on the thesis, digital technologies of the MS Office package (Excel, Word, as well as financial modeling tools) were used.
