Данная работа посвящена разработке усовершенствованного механизма управления девелоперской компанией на основе экосистемного подхода. В процессе исследования были решены следующие задачи: 1. Изучение подходов управления предприятием и моделей экосистем; 2. Определение специфики и инструментов управления девелоперскими компаниями; 3. Оценка уровня развития экосистемных связей, эффективности действующего механизма управления ООО «Еврострой» и выявление ключевых проблем; 4. Разработка рекомендаций по совершенствованию механизма управления и анализ затрат на внедрение модели. Работа выполнялась в Обществе с ограниченной ответственностью «Еврострой». В ходе работы были рассмотрена система управления предприятием, проведен анализ внешней и внутренней среды с помощью SWOT и PESTLE анализов, проведен анализ финансового состояния, выявлены ключевые преимущества и недостатки в модели управления, проведен анализ с помощью метода Дельфи. Проведен сравнительный анализ механизмов управления компанией, расчет затрат на внедрение модели, корреляционно-регрессионный анализ, разработаны сценарии внедрения новой модели. Результатом работы стала разработанная экосистема управления девелоперской компаний ООО «Еврострой», применяемая как к рассматриваемой организацией, так и являющаяся универсальной для управления любой группой компаний. Для достижения данных результатов в работе были использованы поисковые системы, профильная литература, инструменты MS Excel для расчетов.

This work is devoted to the development of an improved management mechanism for a development company based on an ecosystem approach. In the process of this research, the following tasks were solved: 1. Study of enterprise management approaches and ecosystem models; 2. Defining the specifics and management tools of development companies; 3. Assessment of the level of ecosystem relations development, effectiveness of the current management mechanism of Eurostroy LLC and identification of key problems; 4. Development of recommendations for improving the management mechanism and cost analysis for the implementation of the model. The work was carried out in the Limited Liability Company "Eurostroy". In the course of the work, the companys management system was reviewed, the external and internal environment were analyzed using SWOT and PESTLE analyses, the financial condition was analyzed, key advantages and disadvantages in the management model were identified, and the analysis was carried out using the Delphi method. A comparative analysis of the companys management mechanisms, calculation of the costs of implementing the model, correlation and regression analysis, and scenarios for implementing the new model have been developed. The result of the work was the developed ecosystem of management of the development company Eurostroy LLC, which is applied both to the organization in question and is universal for managing any group of companies. To achieve these results, we used search engines, specialized literature, and MS Excel tools for calculations.
