This masters dissertation examines the planning, monitoring, and delivery of high-rise construction projects in Pakistan through the development and validation of an integrated 4D BIM methodological framework. The research object is project planning and delivery processes in high-rise construction in Pakistan; the subject is a methodological approach based on BIM-enabled schedule integration, delay analysis, performance indicators, and policy recommendations. The research employs a mixed-methods case study design combining quantitative schedule analysis with descriptive survey analysis of 213 construction professionals. A full parametric BIM model (LOD 300–350) of the Courtyard by Marriott hotel (G+9, Islamabad) was developed in Autodesk Revit, integrated with a 527-activity baseline schedule in Microsoft Project, and linked to Synchro 4D Pro for visual simulation and planned-versus-actual comparison. The case study revealed a total project overrun of 134 calendar days (19.1%), with the raft foundation phase recording overruns of 166–200%. Five KPIs — Productivity Loss Factor, Safety Compliance Rate, BIM Adoption Maturity, Material Supply Reliability, and Resource Availability Index — confirmed systemic planning deficiencies. Survey results identified organizational resistance (69.3%), high software costs (59.9%), and skill shortage (30.2%) as primary adoption barriers. The framework is applicable to construction companies, project managers, and public authorities in Pakistan for improving schedule planning, delay detection, and stakeholder coordination. A three-tier policy framework and five-year roadmap are proposed for national BIM adoption. The findings demonstrate that BIM-enabled 4D schedule integration can reduce cumulative project delay by 55–70% and generate an estimated ROI of 27–45 times the initial investment when implemented from project outset with adequate training and management commitment.
