This work is devoted to the study of construction control challenges and schedule-related risks in the Nigerian construction industry and development a practical 4D BIM-based construction control framework using digital construction management technologies. Tasks that were solved during the study: 1. Study of the methodology of 4D BIM on planning efficiency, progress monitoring and risk identification instead of traditional control methods. 2. Study of existing methods and challenges associated with building design in Nigeria construction industry and find solutions using 4D BIM. 3. Develop a framework and guidelines for using 4D BIM as a construction control strategy in Nigerian projects. 4. Creating a 4D risk model based on the example of the construction of a 6 -storey. The main construction risks in the Nigerian projects include financial issues, political and legal hurdles, challenges in managing the project, health and safety dangers, bad weather, social welfare concerns, and problems with worker productivity. To help deal with these, this study developed a construction control model that uses 4D BIM. This model helps people clearly see how construction sequences will play out, keep track of how a project is progressing, spot any conflicts in the schedule, and better control construction risks. The study also offers ways to lessen these risks and shows how to visualize the areas on a construction site where risks are most likely to happen. Plus, it explains what each person involved in setting up and running this 4D BIM system needs to do. Based on all this research, we came up with a practical framework and a clear strategy for using 4D BIM to control construction in Nigeria. As a result, six construction risks were analyzed. A 4D risk model of construction has been developed, methods of risk control are shown, visualization of risk zones of construction is presented, the functions of participants involved in the process of creating and working with the model are described. Based on the conducted research, a general algorithm for the operation of a risky construction model was developed. To achieve these results, the following information technologies were used in the work, including Revit 2025 software, Microsoft Project, Synchro Pro 2020, Excel, Yandex Disk cloud service was used for data storage.
