Тема выпускной квалификационной работы: «Разработка направлений развития объекта недвижимости торгового назначения на основе оценки его рыночной стоимости». Данная работа посвящена разработке направлений развития объекта торговой недвижимости путем увеличения его рыночной стоимости. В ходе работы были решены следующие задачи: 1. Изучены теоретические аспекты развития объекта торгового назначения. 2. Проанализирована внешняя среда ООО «Форт Групп Менеджмент». 3. Проанализированы основные экономические показатели деятельности данного предприятия. 4. Выявлены проблемы управления торговыми центрами. 5. Разработаны направления развития ТРК для увеличения его рыночной стоимости. 6. Был выбран наилучший и наиболее эффективный вариант для развития ТРК «5 Озер». Работа выполнялась в Обществе с ограниченной ответственностью «Форт Групп Менеджмент». В ходе работы была изучена деятельность инвестиционно-девелоперской компании, ее организационная структура управления, основные показатели деятельности данной организации, технологические и бизнес-процессы, так же были выявлены проблемы управляющей компании ТРК «5 Озер» и предложены 2 варианта для развития данного комплекса. Результатом работы стал выбор наилучшего и наиболее эффективного из предложенных вариантов улучшения для развития ТРК.

This work is devoted to the development of directions for the development of commercial real estate by increasing its market value. In the course of the work, the following tasks were solved: 1. The theoretical aspects of the development of a commercial facility were studied. 2. The external environment of Fort Group Management LLC is analyzed. 3. The main economic indicators of the activity of this enterprise are analyzed. 4. The problems of shopping center management have been identified. 5. The directions of the development of the shopping mall have been developed to increase its market value. 6. The best and most effective option for the development of the 5 Lakes shopping mall was chosen. The work was carried out in the Limited Liability Company "Fort Group Management". In the course of the work, the activities of the investment and development company, its organizational management structure, the main performance indicators of this organization, technological and business processes were studied, the problems of the management company of the 5 Lakes shopping mall were also identified and 2 options for the development of this complex were proposed. The result of the work was the selection of the best and most effective of the proposed improvement options for the development of the shopping mall.
