This study focuses on developing a predictive 4D Building Information Modeling (4D BIM) model to analyze risks and mitigate time overruns in construction projects in Afghanistan. The research addresses several severe risks in the Afghan construction industry, such as financial constraints, contractor underperformance, supply chain disruptions, and security constraints over time. A quantitative, scenariobased methodology is developed to evaluate the impacts of individual and combined risks on the 4D model by integrating the 3D model and the project schedule. Using updated BIM tools such as Synchro 4D Pro, Revit 2027, and MS Projects, the 4D model is developed and the construction process is simulated under the scenarios to capture risk impacts on the construction project. The results demonstrate that, among the individual risk analyses (S1-S5), contractor inefficiency and project payment delays have significant impacts, while the combined scenarios (S6-S11) increase construction delays by up to 24 percent. The results highlight the importance of 4D BIM technologies for visualizing the construction process and dynamically identifying, analyzing, and monitoring risks on a construction project. The results indicate that 4D BIM significantly enhances project performance and reduces construction risks.
